One of the questions I’m asked most often by people planning a slower, sunnier chapter is: “What’s the perfect neighborhood in Bend for retirement?”
The honest answer: it depends on how you want to spend your days. Some people want to walk to coffee and concerts, some want quiet mornings with mountain views, and others want to be on the trail the moment they step outside. Bend has all of it. Here’s how I match neighborhoods to the lifestyle you’re after.
If you want walkability, charm, and history: Downtown / Drake Park
Waking up near the Deschutes River and strolling tree-lined streets to coffee, galleries, or dinner downtown is hard to beat. The river, the trails, and community events are right at your doorstep, and the homes have personality and history. See Downtown Bend.
If you want amenities and a built-in community feel: NorthWest Crossing
NorthWest Crossing is one of Bend’s most thoughtfully designed neighborhoods — sidewalks, parks, restaurants, and a weekly farmers market, all laid out so it’s easy to get around on foot and meet your neighbors. See NorthWest Crossing.
If you want privacy, views, and room to breathe: Awbrey Butte
Sweeping mountain views, high-desert landscape, and a peaceful sense of retreat. Homes tend to be spacious and set back on larger lots — quiet mornings and starry nights. The trade-off is hills: if winter driving on slopes worries you, another area may suit you better.
If you want trails and adventure: Century West
If you see this chapter as your outdoor chapter — trail walks, skiing, mountain biking, easy trips up to Mt. Bachelor — Century West sits right against Bend’s westside recreation corridor, with almost instant access to trails and forest, and still a short drive to restaurants and shopping.
If you want a resort-style feel: Tetherow
Golf course, lodge, restaurant, and mountain views — a modern, resort-like setting with newer construction, great design, and a sense of openness.
If you want space and newer construction: Southeast Bend
Southeast Bend often surprises people. It’s calmer and more spacious, with newer construction — a good fit if you don’t mind driving a little farther for errands. The Bridges offers a pool and clubhouse, and newer areas like Easton and Stevens Ranch widen the options. See SE Bend.
If you want established, central, and easy: Southwest Bend
Southwest Bend feels good the moment you drive through it: established neighborhoods, walking paths, easy access to the Deschutes River, and quiet streets for morning strolls. It’s close to trails, parks, and the Old Mill District without being in the middle of the bustle, and groceries, restaurants, and recreation are minutes away. Neighborhoods to know: River Rim, River Vale, River Canyon Estates, Aspen Rim, and Elkhorn Estates. See SW Bend.
So… what’s the perfect neighborhood?
It’s the one that matches the life you want to build here — trail walks at sunrise, concerts in the park, dinner downtown, or simply breathing in the high-desert air.
If you’re planning a move and wondering which neighborhood fits best, I’d love to walk you through the options and show you around.
