Why Are People Leaving Bend, Oregon? What to Check Before You Move

The short answer

The biggest pressure point in Bend is the cost of living, and I do not have move-out data to put a number on who is leaving. What I can show you is the math: a median home price of about $710–750K, a cost-of-living index around 133 and rent of $1,700–2,000 for a 2-bedroom (mid-2026, planning range). Some people decide that math does not work for them. Others plan around it and love it here!

Are people really leaving Bend?

I do not track move-outs, so I will not guess at a percentage. For population and migration, check the latest Census Bureau and Portland State University estimates, and use the same source and year when you compare. What I can speak to is what I see as a Bend broker: the homes I show, the buyers I meet and the numbers they have to make work. I also sell homes to people who are moving out of state, so yes, some people do leave! The reasons vary, but normally revolve around family (moving to be near kids), lifestyle (ready for warmer year-round weather) or jobs. The reality is that people move all the time! We may not be seeing the great influx of people moving to Bend like we did in the early 2020s, but we are also are not see great numbers of people leave, either.

What does the market look like right now?

  • About 3 months of supply (mid-2026, planning range).
  • My single-family listings average 25 days on market (as of Oct 2026).
  • The Bend average for sold homes in 2025–2026 is 31 days (as of Oct 2026).

What this means for you: homes are selling, so you need a clear budget and a plan before you start touring.

How do I avoid regretting a move to Bend?

  1. Run your real numbers. Use the price, the rent and the cost-of-living figures above, then add your own income and expenses.
  2. Talk to a lender so you know your range before you fall for a house.
  3. Tour in person or on video. I post two YouTube tours a week across all four quadrants.
  4. Pick the area for how you live. A river trail, a walkable village and an acre-plus lot are very different days.
  5. Plan a trial run. Rent first or stay a while in different seasons if you can.
  6. Book a call with me and we will pressure-test your plan together.

Why do people stay in Bend?

Because the lifestyle is real. My family settled here after years abroad, and I trail run, ski and spend my weekends at kids’ club soccer games. In River Rim you have open space and river access. In NorthWest Crossing you can walk to The Grove. In Elkhorn Estates you get bigger lots and mature trees. People who stay usually picked the right area for how they live.
